Massaro Properties has finalized a long term lease agreement with San Diego-based BeamOne to take 24,200 SF of new warehouse/office space at Victory Road Business Park in Saxonburg, PA.. BeamOne is bringing its electron beam medical device sterilization technology to the region, investing $9 million to build a service center in Butler, which will create 20 new jobs.
Massaro Properties was approached by Rich Gasperini of CBRE in February 2009 about developing a new building for BeamOne. CBRE, BeamOne and Massaro chose a 2 acre parcel in Victory Road Business Park in Saxonburg, PA due to its proximity to Medrad’s manufacturing facility in the park. Under Massaro’s Total Building Solutions, Massaro will act as developer, architect and contractor for BeamOne new facility, which is the reason BeamOne selected Massaro. According to Larry Gabele, CFO and Glenn Thibault, CEO of BeamOne, “because of Massaro’s ability to do everything in-house, a single point of contact, early guaranteed pricing and ultimately cost savings for us are the reasons we selected Massaro.”
BeamOne offers e-beam sterilization to the medical device, pharmaceutical, lab ware manufactures and tissue processor industries. They operate e-beam sterilization facilities in San Diego, Denver, Ohio and Costa Rica. BeamOne’s new facility in Pittsburgh will be it’s fifth facility offering the e-beam sterilization and is a new company to Pennsylvania and the Pittsburgh area. “Sterilization is becoming a regional service, it just doesn’t make sense for customers to ship products across the country to sterilize,” explains Glenn Thibault, president and CEO of BeamOne. “Pittsburgh is a good location for us as a growing biosciences area.”
BeamOne will be doing the sterilization for all the medical products Medrad produces at its Saxonburg facility. Medrad, utilizing Massaro’s design-build services, will construct a connector between its manufacturing facility and the BeamOne facility to bring product directly from its manufacturing line to be sterilized in the BeamOne facility and shipped out nationwide for use.
The facility is breaking ground December 2009 and will be operational in October 2010.
